More than drawings

Good projects depend on coordination, judgement and follow-through.

01

Approval strategy

Choosing and managing the right DA, CDC, CC or BIC pathway—not simply producing a set of plans.

02

Design decisions informed by buildability, site conditions, budget and final inspection requirements.

04

Patient guidance

Existing & unauthorised work

BIC documentation, measured drawings and practical rectification pathways.

Heritage & constrained sites

Sensitive design responses, specialist coordination and detailed approval documentation.

Commercial change of use

Planning, accessibility, fitout, construction and occupation requirements coordinated together.

Professional service. Practical fees. Genuine value.

Experienced advice without unnecessary overhead.

Our focused structure keeps communication direct and fees competitive. Clients receive hands-on senior attention, practical solutions and a clearly defined scope shaped by approval risk, construction cost and long-term value.

Value-led from day one. Design decisions consider your budget, buildability and the cost of getting approvals wrong.

The same care at every scale. A small alteration can matter as much to a family as a major development. Every project receives patient, professional attention.

One point of contact. We coordinate drawings, consultants, certifiers and approvals so you always know what comes next.

Clear, responsive communication. We explain choices and problems in plain language, without leaving clients to navigate the process alone.

A real team, accountable throughout

Led by Chunfu Cai.

AusJu is led by an Accredited Building Designer, Registered Design Practitioner for Class 2 work, and NSW-licensed kitchen, bathroom and laundry renovator with more than ten years of experience across design, approvals, documentation and project support in Sydney.

Registered architect collaboration. NSW Registered Architect Le Yu (ARB 11536, Practising / Active) works with AusJu. AusJu itself is not a registered architecture practice; the responsible practitioner and scope are confirmed for each project.

Homeowner questions

Clear answers before design begins.

Do I need a DA or can my project use CDC?+

It depends on the property, planning controls and proposed work. We begin with a feasibility review and recommend the most suitable pathway before detailed design.

Can you assess a rear extension or second-storey addition?+

Yes. We review the existing house, site constraints, planning controls, likely structural implications and approval options before the design is developed.

How long will approval take?+

Timing varies by pathway, council, project complexity and consultant inputs. We set out the likely stages and actively coordinate responses, but do not promise an approval timeframe we cannot control.

Do you coordinate engineers, surveyors, BASIX and certifiers?+

Yes. We can coordinate the consultant team and integrate their information into the design and approval package. External consultant fees are identified separately.

Can you stay involved during construction and final approval?+

Yes. Depending on the agreed scope, we can answer technical questions, coordinate design changes and assist with inspections, rectification and final sign-off pathways.

How are design fees explained?+

We provide a written, staged proposal. Design, documentation and lodgement services are itemised, with council, certifier and consultant costs separated where known.

Do you take on smaller projects?+

Yes. A small renovation or approval problem can be highly important to its owner. We apply the same patient, professional care at every scale.

Which areas do you service?+

We are based on Sydney's North Shore and work across Chatswood, Willoughby and Greater Sydney, subject to project fit and site requirements.
